Taking up references and credit checks on the prospective tenants.
Drawing up the tenancy agreement in accordance with the current legislation.
Drawing up an inventory and schedule of condition for the property.
Setting up a standing order mandate for the Landlord account to receive future rent from the tenants.
Notifying meter readings and new tenants details to utilities and Local authorities.
The deposit will be given to the landlord. If held with Bens Properties Ltd., will be placed with the DPS (Deposit Protection Scheme).
FULL MANAGEMENT SERVICE -

Advertising the property (taking property photographs and measurements where possible).
Finding suitable tenants.
Arranging essential Gas Safety and Electrical Testing (If required).
Taking up references and credit checks on the prospective tenants.
Drawing up the tenancy agreement accordance with the current legislation.
Drawing up an inventory and schedule of condition for the property.
Notifying meter readings and new tenants details to utilities and Local authorities.
Collecting the rent monthly and paying over to the Landlord monthly (less fees or expenses due or incurred for the period).
Periodically Inspecting the property to ensure compliance with the terms of the tenancy agreement. Our service does not include supervision of the property whilst unoccupied although periodic visits would normally be made in the process of re-letting.
Arranging any repairs, maintenance or replacements to the property or contents which come to or are brought to our notice and which we consider necessary, up to an estimated costs of £ 150 for any one item or job, landlord being responsible for the cost involved. Where the estimated cost exceeds £ 150, notify the landlord or their nominated representative who will be responsible for arranging the payment for such work or replacement.
Liaising with the tenant on a routine basis, arranging renewals of the agreement or check-outs, re-advertising and re-letting to new tenants as appropriate.
Advice on the re-letting of the property, regarding the rental income and general condition of the property.

LANDLORDS RESPONSIBILITIES & SAFETY REGULATIONS -
When letting your property you must ensure that your property complies with the following legislations :
Gas Safety (Installation and Use)
EPC (Energy Performance Certificate)
Furniture and Furnishings (fire) (Safety) Regulations
Electrical Equipments (Safety) Regulations.
Fire and Carbon Monoxide Alarms Regulations.
Electrical Safety and inspection.
If a mortgage exists on the property, landlord must obtain lenders consent to let. If the landlord is a leaseholder the terms of the lease must be checked and any necessary consent obtained to let.
Landlord must ensure that adequate cover exists under both building and content insurances, and must inform the insurers that the property is to be let.
Where The Landlord is resident in the UK, income tax on rental from property is entirely the landlords responsibility.
Insurance policies are recommended to cover risks such as ; non-payment of rent or any
damages to the property by tenants any legal costs resulting there from or frost / cold weather damage to water systems or subsequent damage.
