Tenants


 HOLDING FEE -

After viewing a property if you are happy to take up the residency, we need a holding fee of £500 or one week's rent to reserve and take the property off the market. This amount will be deducted from the total fee payable. This amount will be non-refundable if an applicant withdraws from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement on or before the agreed date.

REFERENCES -

You need to provide us with -

* Passport copies / valid visa
* Latest three months bank statements
* Latest three months payslips
* Landlord reference
* A utility bill (optional)

ADMINISTRATION FEE
-

No administration fee.

PAYMENT OF RENT / DEPOSIT -

5 weeks rent where annual rent is under £50,000 and 6 weeks rent If the annual rent is £50,000 or over must be paid in cleared funds when you sign the tenancy agreement . This covers damages or defaults on the part of the tenant during the tenancy.


After moving in monthly rent is payable in full by standing order (unless agreed otherwise) to landlord's account on the due date.

If your deposit is held with Bens Properties Ltd., will be protected with The Deposit Protection Service.

INSURANCE -

It is your responsibility to insure your own belongings.

INVENTORY -

Bens Properties Ltd., will make arrangements to take the inventory at the beginning of the tenancy.

MANAGEMENT OF THE PROPERTY -

At the start of the tenancy we will advise you who is responsible for managing the property.

UTILITIES / COUNCIL TAX -

You will be responsible for the payment of telephone, television licence fee, wi-fi, gas, water, electricity and council tax accounts at the property during your tenancy.

RENEWAL OF TENANCY -

Please contact us in advance if you wish to extend your tenancy. We do not charge a fee for the renewal.
 
VARIATION OF CONTRACT : amendment or change of occupation at the tenant's request within the existing tenancy : £ 50 per agreed variation or per agreed replacement tenant.
